Is this the smallest flat in London?

The "mezzanine style" studio flat features a bed just a few feet below ceiling height.

The flat is converted from a single room in a terraced house, above commercial premises on Brecknock Road, and is being marketed for rent for £180 a week or £780 per month.

It has a studio room measuring 3.02m x 2.72 (9'11" x 8'11) which is just slightly larger than the Prison Service's recommendations for the size of an average prison cell. It also features a tiny separate toilet.

The agent describes the flat as, "New to the market is this second floor studio flat ideally situated for local transport links and amenities, with its mezzanine level bed and self contained bathroom, this property is available early July. Offered on a furnished/Part furnished basis."

Despite going on the market on 23 June, the property is still available.
